For Sale Buy Owner

FOR SALE BY OWNER… sounds simple, right? The idea is tempting—why pay commission when you can sell it yourself. I get it. On the surface, it feels like saving money. But here’s what most sellers don’t realize… you’re not just selling a house, you’re selling marketing and exposure, and that’s everything.

A couple of weeks ago, I drove past a FSBO sign and honestly, I almost missed it. Would you have noticed it from the other side of the street? Would you have been able to read the address? I couldn’t. I had to turn around, pull into a grocery store parking lot, park, walk back, take a photo, and even then I still couldn’t read the address unless I zoomed in.

Here’s the truth—marketing creates exposure, exposure creates demand, and demand drives up the price. A sign alone doesn’t sell a home, a system does. Professional photography, drone shots, a well-done video, targeted digital ads, MLS exposure, agent networks, open house strategy, and strong follow-up—that’s how you create competition and push the price higher. That’s what most FSBO sellers are missing. Think about it—what if I didn’t even drive through that town or just took a different route? I would have never even known that FSBO existed.

You might “save” commission, but if you leave tens of thousands of dollars on the table because your home didn’t reach the right buyers, did you really save anything? Selling smart isn’t about cutting corners, it’s about maximizing your return, and in real estate, marketing and exposure aren’t optional—they’re everything.

So here’s the real question… would you rather sell for $280K and “save” on commission, or sell for $345K and pay it?
